    All meetings of the association are open to the residents with few exceptions. The meetings should be publicized with a notice sent to the owners and posted on a conspicuous place on the property. The biggest exception is where there is pending or existing litigation and the Board is going to meet with the attorney. That kind of a meeting is privileged, and that’s a closed meeting.
