In a homeowner’s association, there are generally restrictions on the right of the owner to modify his home that changes the exterior appearance of the property. There may be color restrictions. There may be restrictions on what you can add on to the property itself like adding a deck or a additional room or extending a garage. Generally, you must get approval from the association before you make those kinds of alterations.
