In the land that is subject to a homeowner’s association, there are certain obligations that are placed upon the owners as well as the association in writing and recorded upon the land. These set forth the way the land can and cannot be used.

For example, there may be a restriction against animals other than dogs, cats, or household pets. There are the obligations to pay assessments. There are perhaps prohibitions against using homeowner’s association property for a business purpose and many other kinds of restrictions and covenants.
